The New House

Sorry for posting pics ON here. Need to set up a new photobucket since mine was hacked something fierce.

So here's a couple pics of the new house. I should close this week... next at the latest.

Paid for. So there should be a bit of loot for toys by spring.

Full basement. Unfinished. Also a nice attic space. Unfinished.

1st thing I'm doing is upping the electrical to a 150 or 200 amp panel.
Then finishing off the attic.
That should all be done within 30-60 days.

Hopefully by mid summer I can have the basement finished off.

Detached 2 car garage. At some point I want to put a 9 foot door in the back so I can get a boat through to the back yard.
Pretty sure Minneapolis will make me poor a slab though. That whole impervious surface thing.....

House is great. Cozy. Clean. Most of the windows are new, and the roofs.... within 5 years or so....

Finally back in one.... and paid for to boot.

Now to find WexRocks' email address and see about shwooping that Intimidator for a later project ;)

I'm hoping to make an outing soon.... I'll be the guy floating with his thumb out ;)

Far southwest corner of north.

Not ideal or perfect, but hey, it's paid for ;) no mortgage ;)

2 Blocks off Theodore Wirth Parkway.... in the past 6 months, there have been 2 houses within 1 block that sold for over $200k.
They were a lot bigger, but still.......

It was an estate sale with a quick turn incentive.
The kids just wanted to be done with it, so I made the cash offer and they accepted.

The main floor is the only finished space, but I aim to correct that ASAP.

Basement is plenty big for a killer recording studio.

So, all said and done, the attic will be the master 'suite' (No bathroom, but sitting room and bedroom)
Main floor has 2 bedrooms and full bath (Obviously kitchen, LR, DR, and has rear mud room, and front 4 season)
Basement will get 1 bedroom, 1/2 bath, mechanical/laundry room, lounge area with wetbar, and the studio (Control room and 2 booths)

So she'll be a 4BR 2BA 2 Car Detached. Not too shabby ;) Should be worth somethin then ;)

I got it really cheap ;)

If anyone knows a licensed electrician, and Minneapolis licensed HVAC Tech, I have some work.

I am on a budget, so I will do everything I can myself to bring cost down.

For instance:

1)
I need the old 60 AMP Fuse Panel replaced with a 150 or 200 AMP Breaker Panel ASAP ! ! ! ! !
I also need 2 circuits ran to the attic and stubbed off for when I finish it, hopefully within 30-60 days.
I also intend to build out the basement as time allows, so..... Whatever prep should be done for that also.

2)
I need the furnace replaced at some point, maybe not right this minute, but.....
I need a Feed and a Return ran up to the attic. There is a good closet space to run through on the main floor.
I have a friend who is a licensed HVAC Tech, but he DOES NOT have a Minneapolis License....
So there is some work needed right there.......

I also have a Condensor and A Coil that I would like to install if possible.
Again, my buddy can do it, but he only has the State License, not the MPLS License


If anyone can help, or knows someone who can, that would be great ;)

She was a pretty old gal, forgive me, but she lived there her whole life....
Don't know how old, but the house is from 1927. And her kids are in their 60's?

There is no room to get a boat in alongside the garage due to a huge tree.
The only way to get one in the yard would be through the back of the garage.
Actually, not very expensive aside from the slab.
Many metro cities will not allow a 'vehicle', of any kind, to sit on the grass.
They want it on a surface where run-off or contaminants will not enter the ground.... pffff
As if it wont run through, or around/over, concrete or asphalt. Whatever. Price paid to park on my land.
Depending on code for vehicle parking pavement, might not be bad.
I don't think I can use pavers though. Think it has to be rolled or poured, but I'll find out soon.
Ha. POURED. Had to add POUR, instead of the spell corrected POOR. HAHAHAHA. So true. Wait. Troo? ;)

That is a nice area of Mpls. Theodore Wirth Park is great too. Nice central location to everything. Exactly what I miss about moving out of St. Paul.

Yeah, not a bad little spot.

As it turns out, after speaking with 3 city inspectors this morning regarding permits,
I can do everything myself, minus the gas connection at the furnace.... and I can have a plumber do that.... Cheap.

So, turns out it's going to be less painful than expected. But I still could use some help with stuff if anyone ends up available.
I pay cash and beer ;)

Can't wait. Sitting here waiting to close is like pulling teeth. I'm too OCD for this
